WHAT TO CONSIDER WHEN CHOOSING PREMISES?
Transport access matters a lot
- It is better to choose central districts; landmarks nearby are an advantage.
- Convenient car parking next to the venue is a must when opening a VR arena
- Public transport stops (especially metro stations) are an extra advantage.
The infrastructure around the venue should be developed
Give preference to premises next to shopping and entertainment centres, schools, universities and other places where your target audience gathers.

The right shape of the premises
It means more freedom of movement for players and, for you, the chance to build sensible level design in the game. The ideal proportion is a square, with length and width of at least 10 metres each.
Ventilation and air conditioning
A VR arena is active leisure. If the air is stuffy, guests and staff will be uncomfortable, so the best option is several air conditioners in the space (especially in the play zones) plus a ventilation system.
Floors and walls
The floors must be even — with no bends or deformation. A finished floor screed is one of the best options for you. There should be no reflective surfaces on the walls near the floor.
Lighting
It is important that no direct sunlight reaches the virtual reality club — it makes the tracking of VR headsets work incorrectly. So panoramic glazing and large windows are not the best option.
Sound insulation
Optional, but definitely worth attention if you rent premises in a residential building or an office centre. A VR arena is loud. People shout, laugh, play music, talk. Sound travels through walls and floors. What helps: sound-absorbing panels on the walls, so that you do not disturb the neighbours.
Ceiling height
Being in a space with low ceilings is not very comfortable. We therefore advise choosing premises with ceilings of at least three metres. Very high ceilings (15+ metres, for example) are not worth considering either, as they increase the investment in the fit-out.
WHICH PREMISES ARE BETTER AVOIDED?
- Basements with poor ventilation
- Premises with large panoramic windows
- Premises with a complex shape (narrow and angular)
- Premises with low ceilings and many columns
- Venues with no parking or with difficult access
RECOMMENDATIONS
When talking to the landlord, always ask for the floor plan (in AutoCAD, ArchiCAD or PDF). If there is no plan, find a specialist who will take measurements and draw it up.
