THE MAIN PLACES AND CHANNELS FOR FINDING A SITE FOR A VR ARENA

1. Online listings
Local property portals and classifieds. Filter by the parameters that matter: floor area, floor level, type of building, permission to lease for commercial use. Pay attention to the photos — they often show at once whether the property fits by shape, condition and daylight.

2. Real-estate agencies
If you are opening a VR arena in another city or want to save time, turn to a professional agent with experience in commercial property. They will help you gather a pool of options and negotiate favourable terms.

3. Direct contact with landlords
Sometimes a mall or an office centre has no current listing, yet a unit is available. Do not hesitate to call or simply walk up to the reception desk — especially if you have your eye on a spot with good footfall.

4. Networking and personal contacts
Subscribe to local rental chats, business forums and entrepreneur groups. Good offers often appear there first, without commissions or intermediaries.

A tip: always count the passing traffic. Stand near the potential location for two hours at different times of the day and see how many people walk by. It is better to count weekdays and weekends separately.

WHAT TO EMPHASISE IN TALKS WITH THE LANDLORD

A magnet for families with children
VR appeals to everyone, children and adults alike. The youngest guests can play from the age of six. A VR arena is not a seasonal business — arenas work steadily all year round thanks to children's parties and corporate events.

The wow effect and a new kind of entertainment
VR is in a league of its own next to traditional entertainment: it gives people opportunities and emotions that are hard or impossible to find in real life. More and more people want not just to play but to be fully immersed in another world — and they are ready to pay for it

An effective business model
A large network of venues, a business model proven by the numbers, low competition and a high rate of returning guests let our arenas run and grow effectively.

A tip: when talking to the landlord, always agree in advance on a rent holiday for the fit-out period (usually 1–2 months) and on flexible terms for moving to the full rate.

For our franchisees we have prepared a detailed presentation for landlords that will help you in the negotiations. You can download it here.
